Process
Wondering what the process is to build a custom home and what that may look like? See some details below!

Step 1
Getting to know you:
We start each new project by getting to know you and finding out more about your individual style and needs. We want to hear every detail and hopefully give you an opportunity to determine if our company is a good fit for the the project. Whether you are looking for design/architecture help, site assistance, recommendations and more, Pinnacle can take on any project at any stage.

Here is the process:
- Phone Call or Meeting: An initial call or meeting to introduce our company and yourselves to determine general starting goals.
- Meeting: Meet in person to introduce ourselves and discuss the full scale of the project.
- Estimate: Present an initial preliminary budget for the project.
- Home Tour: Upon request tour one of our custom homes to touch, see and feel the quality of our work and design.

Step 2
Pre-Construction
Once you have determined whether our company is a good fit for you, we officially kick off the project here at our office. This process starts with a 2-3 hour meeting (depending on size and scope of the project), to go room by room with your plans in front of us to determine each detail of your budgets and respective options for design. This phase is an iterative process that eventually leads to the optimal design and desired budget.

Here's what that looks like:
- Kick off Meeting: Initial 2-3 hour meeting at our office to discuss all design and finish details.
- Bidding: Our in house team sends all information and plans to our subs and vendors to receive initial quotes to design your budget.
- Budget Presentation: Once we've received all bids back you will receive your budget presentation that incorporates feedback from our initial meeting with a breakdown of all budgeted items and supporting quote details.
- Final Budget and Design Presentation: After perfecting your budget and design with any modifications we settle on all final documents starting the process for signing contracts and submitting your build deposit.
- Bank/Permit Submittal: Submit budget and renderings to bank, if financed through loan and receive approval. Submit plans to city for permit approval.

Step 3
Construction:
Once all contracts are signed and permitting and financing are approved, we are ready to break ground! This is the most exciting stage of the project. Seeing your dream come to life and being a part of the entire process start to finish is a very rewarding experience.

Here's what this phase looks like:
- Phase 1: Demolition (if any), site/ground work, framing to complete the shell (1st 40%).
- Phase 2: Interior functional trades including Plumbing, Electrical, HVAC, Insulation, Drywall and Floor Coverings (2nd 40%).
- Phase 3: Finish trades including Cabinetry, Millwork, Paint, Carpet (3rd 20%).
- Selections: During all phases of construction we walk you through making final finish selections within the timing they are needed to complete the trade. All selections are requoted with your final items and presented to you throughout for approval of underages or overages of budgets. We will not start a trade without your prior approval in consideration of budget.
- Updates/Onsite Meetings: You will receive weekly updates from your project manager as well as on site meeting requests for trade items needing your design approval i.e. HVAC walk, Electrical walk, Plumbing walk and more. We encourage your involvement in the project as much as possible!

Step 4
Punch List and Warranty:
In this final stage, the home comes to completion as we carry it over the finish line. Finishing strong, the last 1% often takes the most concentrated effort. With Pinnacle we take pride in finishing our jobs well and doing what it takes to satisfy our customer and deliver a quality product.

Here's what this looks like:
- Punch List: Final punch list is created. We will send corresponding subs and vendors out to correct or revise any work as necessary.
- Final Reconcile: Final reconcile in accordance to work complete and all billing submitted you will be presented your final accounting to complete payment.
- Warranty: Warranty follow-up as necessary up to 12 months after move in.
